Caretaking
Caretaking means that someone knows the property and comes by regularly. Inspection rounds, small tasks and reporting anything unusual belong to it, as does contact with the property manager and residents. Which tasks happen at which interval is recorded for each property.

The recurring round
The round follows a fixed list so that nothing depends on chance. Its scope reflects the size, use and technical equipment of the property.
- Checking entrances, lighting and shared rooms
- Operating and observing technical installations within the agreed scope
- Preparing and cleaning containers and collection points
- Small tasks such as lamps or name plates
Reporting before it grows
A damp patch, a defective lock or a blocked drain is documented and reported. The property manager then decides on the next step. Where caretaking ends and a specialist assignment begins is defined before the work starts.
Residents and managers
Clear reporting routes prevent misunderstandings: who is called, what is reported in writing and which house rules apply. We work with the routines a property already has.
Common questions
How often does the caretaker come by?
The interval follows the property: size, use and technical installations all play a part. It is set before the assignment and can be reviewed later.
Are winter services part of caretaking?
They can be combined, but they are agreed separately. Areas, trigger conditions and grit are recorded for the season.
Is an emergency or on-call service included?
An emergency service is not automatically part of regular caretaking. Availability, response times and responsibilities must be agreed separately.
Can residents commission work directly?
Assignments are generally accepted via the designated contact person or in line with the agreed reporting channel. This keeps responsibilities and costs transparent.
How is cover arranged during holidays or illness?
Any substitution and the tasks required during an absence are defined as part of the agreement.
